Services Guide

III.  Organization

The Physical Plant Department is composed of three major sections, consisting of Administrative Services, Director’s Office, and Operational Services. Collectively, these sections oversee the provision of all services, as well as the coordination of activities to insure the maximum effectiveness of the department.

 

A. Director’s Office

The Director’s office is responsible for overseeing the operation, maintenance, repair and cleaning of educational buildings and housing facilities, utilities, and the grounds of the university campus. Administrative and operational sections, staffed by over 300 employees, are charged with the daily tasks of supporting over 100 campus buildings, totaling over 2.5 million gross square feet of space, and 375 of landscaped acres on campus. 

The director’s office is also responsible for the coordination of all personnel/payroll actions for all Physical Plant employees.

B. Administrative Services

The Administrative Services section consists of Accounting, Building Services, Central Distribution, Computer Support, Postal Services, and Work Control Center (WCC).

1. The Accounting unit is responsible for processing the budget and account expenditures   and balances. This section insures all monies are collected and invoices are paid. 

2. Physical Plant’s Building Services unit is one of many facilities customer based operation responsible for the physical environment at the University of Central Florida. Building Services is responsible for maintaining a clean and neat environment for all those who live, work and study at the University.

3. Central Distribution’s responsibilities are divided into three subsections: Central Stores, Central Receiving, and Surplus Property.

a. Central Stores is responsible for ordering, storing, and issuing all Physical Plant supplies and materials.

b. Central Receiving receives and delivers all property and materials ordered by units of the University.

c. Surplus Property manages the vendor contract that facilitates collection, recycling and disposal of surplus property.

4. Computer Support manages technology for the Physical Plant, including computer hardware, software, local area network, file and database servers, web servers and web pages.

5. Postal Service is responsible for processing all incoming and outgoing mail for the University. Postal Services also provides a daily courier service to branch campus locations.

6. The WCC is the central contact point for requesting all services provided by the Physical Plant.


C. Operational Services

The Operational Services section is responsible for the operation and appearance of the campus grounds and facilities. The units in this section are: Campus Utilities (HVAC), Maintenance. 

1. The Campus Utilities unit is responsible for the production, distribution, metering, and maintenance of chilled water and gas. It maintains the heating and air conditioning systems for campus buildings.

2. The Maintenance unit is responsible for maintenance programs relating to electrical systems, carpentry, plumbing, painting, roofing, fire alarms, elevators, building structures, potable water systems, and wastewater collection systems.
